If you’ve been watching the real estate market over the past year then you know it’s a crazy time and it can feel completely overwhelming! Homes are being sold at record speeds, market prices are reaching all-time highs, and the demand for homes, especially along the Front Range, has created a supply shortage. So what does this mean for you?

It means keep calm and call your realtor!

Look Out for Fast Purchases

You may have seen some crazy fast purchases over the last year and this has only increased during 2021!

If you’re in the market to buy, keeping your eyes peeled is crucial. Stay up to date with newsletters released by local realtors, look at Zillow and other listing websites, and try your best to stay flexible. Things are moving so fast that putting all your eggs in one basket is not the best approach right now.

If you’re selling, you’re in a great position right now! There is such a high demand for homes and there aren’t enough of them out there, so stay firm in your asking price and don’t rush.

Get a Grasp on the Market

It’s difficult to know what is going on right now. Even realtors are having a hard time keeping track of the number of sales, the low supply available, and the high asking prices. Not to mention that it can be hard to time your sale or purchase well while things are moving this quickly.

Staying as up to date as possible will help, as will having a realistic conversation with your specialist real estate agent. The best local specialists will be able to clue you in on the nuances of your preferred area to put you in the best possible position of strength.

Consider Special Accommodations

If you have special needs for your next purchase you need a great realtor who can negotiate well on your behalf so you get the result you need! Oftentimes homebuyers aren’t aware of the many, many steps involved in completing a sale. This also means that any accommodations you need, or could offer, might get overlooked and you may miss out on an advantage or even potentially put yourself at a disadvantage!

Have a strong offering

Although it seems as though properties are being snapped up sellers still need a strong offering to get a fast and satisfactory sale – staging, timing and many other factors still come into play. There are lots of things you can do on your own, like getting your home decluttered and ready for sale. That said, having a team working for you will ensure that you are ready on all fronts when the potential for a sale arrives!

Talking to a great real estate agent can give you the best advice for knowing if now is a good time for you to list or not. They can also provide answers to any nagging questions you have, do research on your behalf, and advocate for you in the sale process.
